We're proposing a 29-storey mixed-use building that incorporates the heritage of the 164 Bathurst building along with significant improvements to the streetscape.

What is currently at the site?

The site is made up of a number of low-rise mixed-use buildings, which includes an active commercial unit.

What is the future vision for the site?

Our vision is to redevelop the site with a 29-storey mixed-use building, including retail and residential uses. It will include the preservation of the building at 164 Bathurst Street.

Isn’t there already a redevelopment approved for these properties?

A rezoning application was approved July 2023 and since that point we have taken time to consider how we can deliver the best possible building to the neighbourhood.

In thinking about this chance, we considered the future King/Bathurst station connecting to the new Ontario Line and determined that there is an opportunity for additional height at this site given its proximity to diverse transit options, amenities, and services.

We believe the proposed additional height will also provide additional housing opportunities, addressing the ongoing housing crisis identified by the Province of Ontario and City of Toronto.

Will there be amenities in the new building?

There will be new indoor and outdoor amenity spaces, which will provide recreational space for new residents.

How will the proposal address parking? Will there be additional parking to support the increased residential units?

With the close proximity to existing cycle track networks along Richmond and Adelaide Street, a future Ontario Line station (King/Bathurst), and streetcars, future residents will benefit from a wide array of transit options, reducing the need for private vehicles. To support active transit in the area, the applicant is proposing fewer car parking spaces in favour of 372 bicycle parking spaces.

What is the timing for this project?

As of July 2023, the site was approved for an 18-storey mixed-use building, with a total of 216 residential dwelling units. Subsequently, the approved tower heights have been reconsidered and a new application has been submitted in October 2024 to reflect proposed additional height, for a 29-storey mixed-use building. A Community Consultation Meeting took place in December 2024 for this application.

In February 2025, there was a re-submission to reflect a proposal for a 29-storey mixed-use building. City Staff will provide comments on the application, as well as lead community consultation processes. No construction would take place before all necessary approvals are received. We are committed to sharing the latest information as we proceed through this process.
